Help save my soil!

I have a major erosion problem due to runoff water and I need some help!  I live in the middle of a cul-de-sac and my property is a little lower than my neighbors.  On top of that, my front yard slopes gently from the road to the house, then drops off to a steep slope on the sides, levels to a gentle slope again in the backyard and then drops steeply again.  So, when it rains we get runoff from all of the neighbors and the road during hard rains and it washes mulch and soil away.  We have done everything we know to do but nothing seems to be working...in fact, we have made it worse!  Any ideas would be greatly appreciated!

you may want to

direct the water by way of french drains. Also a neighbor of mine has roped together old tires and started ground cover in them to ancor his cliffside. A full blown retaining wall may be in order as well.

May I recommend Asiatic

May I recommend Asiatic Jasmine.  It is used as a ground cover in flower beds at Hilton Head but have seen it used on slopes.  It's easy to grow and makes alot of runners.

Carolyn a pciture or two of the areas concerned would really help us visualize your problems.

Lots & lots of groundcovers is going to be my best suggestion though.
